Fixed or floating rate?
Floating is usually cheaper over time in India and carries no prepayment penalty for individuals; fixed buys certainty at a premium. Many borrowers split the difference with partly-fixed offers.
What EMI can I afford?
Lenders cap total EMIs around 40-50% of take-home pay; keeping them nearer 30% leaves room for rate rises — remember floating EMIs move with the repo rate.
What is the EMI formula?
P × r × (1+r)ⁿ ÷ ((1+r)ⁿ − 1), where r is the monthly rate and n the number of months.
Why is total interest so large on long tenures?
A 20-year home loan at 8.5% costs roughly the principal again in interest. Shorter tenure = higher EMI but dramatically less interest.
Does a small rate difference matter?
Yes — 0.5% on ₹25L over 20 years is roughly ₹1.8–2L of interest. Always negotiate.
Are processing fees included?
No — fees, insurance and prepayment charges sit outside the EMI formula.
